Why Energy Data Matters

Walk into almost any commercial building and ask, “How is your building performing?”

Most facility managers can tell you if occupants are comfortable. They know if equipment has been breaking down more often than usual. They can probably tell you whether utility bills have increased over the past few years.

But ask why those things are happening, and the answer often isn’t as clear.

That’s where energy data changes everything.

At MSD, we believe the best decisions are made with facts, not assumptions. Energy data gives building owners and facility managers a clear picture of how their facility is actually performing. Instead of reacting to problems after they occur, they gain the insight needed to make proactive, strategic decisions that improve performance and reduce costs.

Leading that effort is our Director of Energy Services, Dave Minnix.

Dave works with organizations to transform energy from a fixed operating expense into a strategic business advantage. His role goes far beyond reviewing utility bills. By combining engineering expertise, advanced energy analytics, building automation, and financial strategy, he helps clients understand where energy is being used, where it’s being wasted, and where opportunities exist to improve.

Sometimes the issue isn’t aging equipment.

Sometimes it’s a control sequence that no longer matches how the building operates. It could be equipment running after occupants have gone home, simultaneous heating and cooling, improperly scheduled systems, or ventilation rates that are higher than necessary. These issues often go unnoticed because the building still “works,” even though it’s operating inefficiently every day.

The result?

Higher operating costs.

Reduced equipment life.

Inconsistent occupant comfort.

Deferred maintenance that becomes more expensive over time.

Without reliable data, those problems often remain hidden for years.

That’s why every recommendation Dave makes is backed by measurable performance data, not guesswork. Working closely with facility owners, engineers, and operations teams, he helps prioritize capital investments, optimize HVAC and building automation systems, identify available rebates and tax incentives, and create energy strategies that align with both operational goals and financial objectives.

The conversation isn’t simply about lowering utility bills.

It’s about improving how an entire facility performs.

When buildings operate more efficiently, equipment lasts longer. Occupants are more comfortable. Maintenance becomes more predictable. Energy costs become easier to manage. Capital planning becomes more strategic. Organizations gain the confidence to make decisions knowing they’re supported by real information.

That’s the difference between reacting to problems and managing performance.

At MSD, our Energy Services team partners with clients from initial assessments through implementation, ensuring every recommendation creates measurable value. Whether evaluating a single facility or developing an enterprise-wide energy strategy, our goal remains the same: helping clients make informed decisions that improve building performance for years to come.

Because energy isn’t just another line item on a budget.

When you understand the data behind it, it becomes one of your greatest opportunities for improving performance, reducing costs, and creating lasting value.

Measured Insight. Financial Impact. Sustainable Performance.

WPAFB Sensors Lab

Wright-Patt Air Force Base sought contractors to renovate and add onto the Sensors Lab. The HVAC portion of the project was over $13 million.

  • MSD served as the Design Assist Contractor in conjunction with Heapy Engineering for this project. In collaborating with General Contractor, Butt Construction, MSD provided Design Assist solutions for the following:
    • A large, anechoic chamber
    • An outdoor range
    • Multiple, Class-100 clean rooms
    • A three-story office building addition with DCID 6-9 requirements on many of the rooms

WPAFB Chilled Water System

The chilled water system at a high-security building on the Air Force Base was undersized and unable to keep up with demand. The facility could not operate without chilled water due to the amount of information servers in the building, and the general nature of the building itself. The entire upgrade project would need to be completed with minimal shut down time at the building. HVAC portion of this project was over $3 million.

  • MSD worked in collaboration with Diaz Construction to complete the system upgrades on time and on budget with minimal shutdowns or disruption to the facility operations.

LJB, Inc.

LJB, Inc. was renovating their Miamisburg, OH office and wanted to incorporate energy-saving upgrades.

  • MSD provided Design Build services in tandem with Greensleeves Energy Solutions, a specialist in geothermal systems.
  • MSD and Greensleeves installed a new geothermal HVAC system with open and closed loops. In addition, MSD design and installed the plumbing portion of the renovation.
