Leipsic Gym Project: A Team Effort

What began as a challenging air conditioning installation for the Leipsic school gym turned into a story of persistence, teamwork, and strong partnerships.

From the outset, the project demanded the right people in the right roles. When MSD was awarded the job, Sheldon knew exactly who could take it on: Baron. “Baron has the capability of doing just about anything,” Sheldon reflected, “but with the detail and magnitude of this project, I knew he’d excel.”

And excel he did.

Overcoming Early Challenges

The first hurdle came immediately: removing existing units above the gym floor, a task that required precision and patience. Add to that the difficulty of working two hours away from home base, and it could have easily become a logistical nightmare. But Baron and his team dug in, handling challenges head-on and leaning on constant communication to keep everything on track.

“Sheldon and Baron exceeded our expectations,” said Mark Eshbaugh of Energy Optimizers, USA (EOU). “They communicated clearly, stayed professional, and delivered quality work without cutting corners.”

Communication as the Difference Maker

If there was one theme repeated by everyone involved, it was communication. Baron stayed in regular contact with Sheldon, the school district, and subcontractors, ensuring that questions were answered quickly and decisions made thoughtfully.

Mark, who partnered with MSD on behalf of EOU, noted that working with Sheldon was a privilege: “He demonstrated complete knowledge of the installation and coordinated all the moving parts, needing very little input from me.”

Baron, in turn, credited the support network behind him:

“It was definitely a team effort. From leadership and office support to the guys delivering and troubleshooting in the field—everyone played a part. Anytime I needed help, the right people were in the right places.”

From Tense Beginnings to Strong Partnerships

Not every project starts smoothly. Sheldon admitted that his first phone call with Mark was rocky, sparked by a scheduling dispute. But the tension quickly gave way to understanding. “By the next day, it was like we’d been best friends our whole lives,” Sheldon recalled. “It means so much to work alongside someone with common sense who doesn’t rush decisions. Trust makes all the difference.”

By the end of the project, that trust had grown into genuine camaraderie—not only between MSD and EOU but also with Derrick and others from the school district. Everyone’s willingness to collaborate and focus on shared goals helped the project move smoothly.

Recognition from Leadership

For Nick, representing MSD leadership, the positive feedback was especially meaningful. “EOU is a very close strategic partner to MSD, and receiving this type of feedback is absolutely outstanding,” he said. “Your professionalism, attention to detail, and commitment to clear communication truly made an impact.”

More Than Just Cooling a Gym

The successful installation of the Leipsic gym’s air conditioning system will keep students and the community more comfortable for years to come. But for the team that carried it out, the project will be remembered for something bigger: the proof that when challenges are met with communication, trust, and teamwork, the results speak for themselves.

WPAFB Sensors Lab

Wright-Patt Air Force Base sought contractors to renovate and add onto the Sensors Lab. The HVAC portion of the project was over $13 million.

  • MSD served as the Design Assist Contractor in conjunction with Heapy Engineering for this project. In collaborating with General Contractor, Butt Construction, MSD provided Design Assist solutions for the following:
    • A large, anechoic chamber
    • An outdoor range
    • Multiple, Class-100 clean rooms
    • A three-story office building addition with DCID 6-9 requirements on many of the rooms

WPAFB Chilled Water System

The chilled water system at a high-security building on the Air Force Base was undersized and unable to keep up with demand. The facility could not operate without chilled water due to the amount of information servers in the building, and the general nature of the building itself. The entire upgrade project would need to be completed with minimal shut down time at the building. HVAC portion of this project was over $3 million.

  • MSD worked in collaboration with Diaz Construction to complete the system upgrades on time and on budget with minimal shutdowns or disruption to the facility operations.

LJB, Inc.

LJB, Inc. was renovating their Miamisburg, OH office and wanted to incorporate energy-saving upgrades.

  • MSD provided Design Build services in tandem with Greensleeves Energy Solutions, a specialist in geothermal systems.
  • MSD and Greensleeves installed a new geothermal HVAC system with open and closed loops. In addition, MSD design and installed the plumbing portion of the renovation.
