Building a Smarter Future: How MSD’s 4406 Springfield Project Redefines Energy Efficiency

A model for sustainable growth, collaboration, and long-term value.

At MSD, innovation isn’t just something we engineer, it’s something we live. Our recently completed 4406 Springfield headquarters project in Montgomery County stands as a testament to how strategic planning and innovative financing can transform a building into a high-performance, energy-efficient powerhouse.

A Collaboration That Works

This project came to life through strong partnerships and a shared commitment to sustainable development. By designing a creative financing model, MSD was able to deploy advanced energy-saving technologies without sacrificing fiscal responsibility.

The approach reduced upfront costs, enhanced cash flow, and enabled investment in long-term operational savings, all while supporting local job creation and community impact. It’s a prime example of how collaboration and smart strategy can drive real economic and environmental benefits.

Designing for Performance and Impact

The upgrades at 4406 Springfield go far beyond the basics. The facility now features:

  • Rooftop solar delivering clean, renewable energy to offset utility demand
  • High-efficiency HVAC systems designed for optimal comfort and performance
  • LED lighting throughout, improving illumination while reducing energy use
  • Enhanced building envelope measures that ensure superior insulation and reduced thermal loss

Together, these improvements are projected to cut energy consumption by nearly 60%, significantly lower carbon emissions, and provide MSD employees with a healthier, more efficient workplace.

Empowering Growth Through Smart Financing

Beyond the technical achievements, this project highlights a key principle that drives our Energy Services division: sustainability and financial performance go hand in hand. By aligning the right strategies and tools, we unlocked a project that not only improves our operational efficiency but also strengthens MSD’s long-term economic foundation.

Setting a New Standard for What’s Possible

The 4406 Springfield project demonstrates how the right blend of engineering expertise, strategic collaboration, and innovative funding can achieve more than just energy savings. It can build resilience, value, and leadership for decades to come.

As we look ahead, MSD Energy Services will continue to expand this model, helping clients, partners, and communities achieve meaningful progress toward sustainability goals through practical, results-driven solutions.

WPAFB Sensors Lab

Wright-Patt Air Force Base sought contractors to renovate and add onto the Sensors Lab. The HVAC portion of the project was over $13 million.

  • MSD served as the Design Assist Contractor in conjunction with Heapy Engineering for this project. In collaborating with General Contractor, Butt Construction, MSD provided Design Assist solutions for the following:
    • A large, anechoic chamber
    • An outdoor range
    • Multiple, Class-100 clean rooms
    • A three-story office building addition with DCID 6-9 requirements on many of the rooms

WPAFB Chilled Water System

The chilled water system at a high-security building on the Air Force Base was undersized and unable to keep up with demand. The facility could not operate without chilled water due to the amount of information servers in the building, and the general nature of the building itself. The entire upgrade project would need to be completed with minimal shut down time at the building. HVAC portion of this project was over $3 million.

  • MSD worked in collaboration with Diaz Construction to complete the system upgrades on time and on budget with minimal shutdowns or disruption to the facility operations.

LJB, Inc.

LJB, Inc. was renovating their Miamisburg, OH office and wanted to incorporate energy-saving upgrades.

  • MSD provided Design Build services in tandem with Greensleeves Energy Solutions, a specialist in geothermal systems.
  • MSD and Greensleeves installed a new geothermal HVAC system with open and closed loops. In addition, MSD design and installed the plumbing portion of the renovation.
